Re-roofing and full roof tear-offs are critical processes for aging or damaged commercial roofing systems, and at Central Roofing, you're offering a thorough solution that starts with assessing the current roof condition and determining the best course of action, whether it's re-installing or modifying the system to meet client needs.

When performing a full roof tear-off on commercial properties, the goal is to remove all the layers of the old roof down to the decking, ensuring any water-damaged materials are eliminated. This is especially important if more than 25% of the roof is saturated, as a "roof-overlay" is not allowed in these cases, forcing a complete replacement​

The tear-off also allows you to inspect the roof deck, identifying potential structural issues and deciding whether to upgrade insulation for energy efficiency​

Here’s a breakdown of the types of commercial roofing systems we work with:

  1. Shingles: Commonly used in residential settings, shingles are sometimes used on steep-sloped commercial buildings. These need to be completely removed in tear-offs to ensure the new roofing system has a fresh base to be installed on
  2. TPO (Thermoplastic Polyolefin): A cost-effective, energy-efficient single-ply membrane often used for flat or low-slope roofs. It's lightweight and easy to install, but a full tear-off ensures you address any trapped moisture, which can shorten its lifespan​
  3. EPDM (Ethylene Propylene Diene Monomer): Also known as rubber roofing, this system is long-lasting but may need a full replacement if it suffers from severe weathering or leaks. Tear-offs are critical if you want to avoid hidden damage to the underlying deck​
  4. Modified Bitumen: This asphalt-based system offers excellent puncture resistance and flexibility. Whether you're dealing with SBS (rubber-based) or APP (plastic-based) modified bitumen, the tear-off ensures you can install the new layers with proper adhesion, especially important when dealing with old, weathered roofs​
  5. Built-Up Roofing : Built-up roofing (BUR) systems are known for their durability and multi-layer protection. A full tear-off of a BUR system is necessary when the layers are compromised by age or water damage. Once removed, you can install new layers with improved waterproofing and protection​

For all these systems, the goal of a full tear-off is to provide a clean, solid base for installing a new roofing system that meets modern energy codes and addresses any potential structural concerns​

This method not only ensures a longer lifespan for the new roof but also helps reduce energy costs, as the building can be better insulated with the right materials during reinstallation.
